Great Location, Clean, Could be Quiet, Some Dispair
Overall the place was nice. The condo was clean and well stocked. The location is great for someone wanting to enjoy Panama City Beach. That said, the condo is in a state of disrepair. The bathroom sink leaks. Cabinets are broken. Ice maker does not work. Tons of cosmetic damage. Workers were updating (sanding, painting) the outside of the building, but I never heard any noise from the work. The condo is very quiet except a) during the day if there are a large number of children in the pools (which are nice) you can hear them playing. Not super loud, but a background clamor I also had the unfortunate experience of having a family directly above me with multiple toddlers who were in constant motion and screaming. This was Ironman Florida weekend, so it is expected that there would be many families and some raucous groups. The ceiling appears to be fairly thin because I could here every motion or scream. There was a loud group by the pools after the Ironman race, but they did not stay past quiet hours. There was also a dog one night howling for hours. Apparently guests are not allowed to stay with dogs, but owners are allowed. I also live in a very quite home/neighborhood normally so may be sensitive to noise in multi-family living. Television worked great, Wifi worked great. Security is very helpful. Parking was plentiful.
Tons of Potential but needs work
1st the good. Boardwalk is a great location. Parking and elevators are never an issue! Michael is a very responsive, attentive, and caring owner. If it weren't for his approach this would probably be a worse review and I even feel bad leaving it strictly because of him. You can tell he genuinely cares about his guests and their experience. I anticipate this unit getting better under his watch.
Unfortunately the bad. This place really needs some TLC. Furniture and appliances need to be upgraded, walls touched up and painted, etc. I think these are easy fixes and this place will be great
The check-in time was really bad. Check-in was supposed to be at 3:00, and we did get there about an hour early and took a shot at getting in (if we couldn't, no big.) The cleaning lady was still there and rude was an understatement. She barely cracked the door and asked what we wanted. We simply told her we were checking in and all she said was she just got there. We really had no clue she was the cleaning lady at first and the way she said it, we thought we were double booked at first. We were polite and said no worries, we could come back and asked any idea when she'd be done. She said around 3:00 (again our check-in time.) We came back, she acted the exact same, barely cracked the door and asked what I wanted, acting like she hadn't seen us just an hour earlier. She said she needed another hour. Now it's a problem because our check-in time said 3:00. Connected with Michael immediately and he let us know this was a mistake on his part and it was supposed to be 4:00. So we were kinda stuck for the next hour since we'd arrived early already. In my honest opinion, it doesn't seem right to pay a full day when by the time you check in, 3/4's of the day is gone.
The next bad part was out of Michael's control but a major issue nonetheless and caused us to cut the trip a little short. Construction starting at 7:00AM both mornings and not stopping throughout the morning. I called him about this because we get construction from the hurricane or condo's getting upgraded in general will happen, but 7:00AM is unacceptable, and Michael agreed. He was going to talk to the building manager but the damage was done and we honestly didn't want to risk losing more sleep, so we decided to leave the night before check-out instead.
Again I think this unit has a lot of potential and Michael seems to be the right owner for it. But for us, can't stay in this one again
I am very sorry about your bad experience with check in and construction. I am changing check in time on my ads to reflect 4 pm. 80% of the time I am able to let guests to check in before 2 and 97% before 3.
As far as construction, I have called our CAM and she said she would investigate. She also was expecting you per our conversation to make sure that no one would disturb you again.

Everything was great. The booking process and checking in was very easy. The owner responded quickly to a couple of questions that came up after arriving. The views were amazing. From watching the dolphins in the early morning to seeing the amazing sunset on the gulf. The only thing that I could say could be improved on and in no way changes my thoughts of recommendations for this condo is that the cleaning services dont do a great job of cleaning the units. Some family members stayed in a different unit at the same time that we were there and they noticed the same thing. There was trash left by previous renters tucked out of sight, such as in the night stands or in the sofa sleeper. But again that is very minimal and I would still recommend any of my friends and family to stay here.

Micheal was available and prompt on answering questions. The downfall was the unit was not clean on arrival at the time check in was stated. The location was great and the view was beautiful
I am very sorry about the issue. Cleaning crew had a flooding in another unit they cleaned first and were late with completing the cleaning of my unit. I sincerely apologize for the issue.
